Abstract

The aim of this paper is to present the old Mantica Abauza house, a building that today is known as the Julio Cortázar House Museum, a representative example of 20th century residential architecture, as well as its stylistic influence and its permanence in the old historic center of the city of Managua. Know the main events that have marked this property throughout its years built. Finally, it reflects on its current state of conservation, making a meticulous survey of the main alterations and deterioration that it currently presents, as a result of the lack of maintenance and the neglect to which it has been subjected in recent decades.

María Fernanda Baltodano Mendoza, National University of Engineering, Nicaragua

Architect. Work experience in projects related to the rehabilitation of buildings and in the preparation of architectural blueprints. I participate in a Course on Intervention Criteria for Real Estate Cultural Heritage taught by the Nicaraguan Institute of Culture - INC.

Isayana José Torres Agüero, National University of Engineering, Nicaragua

Architect. Work experience in projects related to the rehabilitation of buildings and conservation of heritage. I participate in a Course on Intervention Criteria for Real Estate Cultural Heritage taught by the Nicaraguan Institute of Culture - INC. He currently works in the Project Office of this institution (INC).

Néstor Saúl López Irías, National University of Engineering, Nicaragua

Architect and sociologist, with master's degrees in Cultural Heritage for Development and Research in Architecture and Doctor in Architecture. His lines of research include: urban, territorial and landscape planning, segregation, inequalities and urban fragmentation, and intervention in historic centers. Professional work experience in the development of architectural and urban projects and rehabilitation of buildings. Currently Professor of the Faculty of Architecture of the UNI.
